The short version

What we do for installation contractors

We source and arrange furnished houses and apartments for crews of 15 to 200 who install racking, high-bay warehouses, steel structures and cladding, and we hold them for the length of the installation. You send one brief. We find the beds near the site, book them, and send one invoice to your company.

Installation work moves. A crew finishes a cold store in France, then a distribution centre in Belgium, then an automated warehouse in Italy. Each site sits on a logistics park outside a small town, the headcount ramps up over weeks, and the dates move with the steel deliveries. Hotels near these sites are few, and booking platforms are built for holidays, not for 40 workers at 2 per bedroom for eight months.

Bonjour Residences is an agency. We don't own the houses or apartments. We source them from a vetted partner network, including local owners who never list online, and we stand behind the booking, the invoice and the support for the whole stay.

Your brief

Send us your brief the way you already write it

Your supply-chain team already writes these requests. This is what we need, and why. A site address and a headcount is enough to start.

What to sendExampleWhy we ask
Site addressFull address or postcode of the siteWe search by drive time from the site gate, not from the town centre.
Headcount and ramp-upStart number, peak number and the weeks in betweenWe book in steps, so you don't pay for beds before the crew arrives.
DatesStart date, expected end date, likely overrunExtensions are agreed before the first night, not when the dates slip.
Room ruleBeds per bedroom, e.g. max 2 per bedroom, or single rooms for supervisorsThis sets how many bedrooms we need. See the worked example below.
KitchensDo the crews cook?Crews who cook need a full kitchen in every unit, not a shared kettle.
ParkingNumber of vans and trailersParking for a van with a trailer rules out many town-centre flats.
Tool and PPE storageWhat stays overnight off siteWe look for garages, sheds or lockable storage where needed.
InvoicingCompany name, country, VAT or tax number, PO or project codeOne company invoice, in or outside the EU.

Beds, not apartments

How we count capacity for a crew

We count bedrooms, not apartments. Capacity is the number of bedrooms multiplied by your room rule. Then we spread those bedrooms over as many houses as it takes, inside a drive time to site you set.

CrewRoom ruleBedrooms neededHow it can look
50 workersMax 2 per bedroom25For example five 3-bedroom houses and five 2-bedroom apartments, within 20 minutes of site
50 workersSingle rooms50Twice the bedrooms, so more houses and often a wider radius
46 workers + 4 supervisors2 per bedroom, supervisors single2723 shared bedrooms plus 4 single rooms, supervisors often in a separate apartment

Illustrative. The real layout depends on what the market near your site has. Every option has a kitchen, and parking is checked before you approve.

One crew, several countries

The same crew, a different country every few months

1

One frame agreement

We agree terms with your company once. When the crew moves from France to Belgium to Italy, each new site is a new booking under the same agreement, with the same contact and the same invoice format. Your finance team onboards one supplier, not one per town.

2

Ramp-up in steps

Installers rarely arrive all at once. A site might start with 10 workers, grow to 30, then peak at 50. We book in the same steps, so beds start when people start.

3

Phase changes

Steel erection, then cladding, then racking, then commissioning. Each phase brings different trades, sometimes different subcontractors and different room rules. We change the booking with the phase rather than starting again.

4

Wind-down

As the crew shrinks towards handover, we release houses in the order you need, and the commissioning team can stay on in a smaller unit.

Small industrial towns

Where hotels are thin, we go to local owners

Cold stores, automated warehouses and factories sit on industrial parks outside towns of a few thousand people. There may be one hotel, and it fills up the week the steel arrives.

So we don't start with platforms. We search the towns inside your drive time, call local owners and letting agents directly, and put together houses and apartments that never appear online. Our project pages show how this works in towns like these:

Not on the list? These are the projects we publish. We work across 27 European markets. See every live project, or read how we work on long-term projects and all-inclusive worker housing.

On site

What installers need from the accommodation

Van and trailer parking

Space for every van, and for trailers where you have them, checked before you approve. More in van parking for crews.

Tool and PPE storage

A garage, shed or lockable room where tools and PPE can stay overnight when they don't go back to site.

Drying space for wet gear

Somewhere to dry boots and workwear before a 6am start, not a radiator in a shared bedroom. More in wet gear in winter.

Kitchens for crews who cook

A full kitchen in every unit, sized for the number of people living there.

Laundry

A washing machine in the house or close by, so workwear gets washed during the week.

Distance to site in minutes

Each option shows the drive time from the door to the site gate, so you can compare in minutes, not kilometres.

Early starts and late Sunday arrivals are normal on installation sites, so we tell owners the crew's hours before arrival. Read what goes wrong at an 11pm Sunday check-in and when a crew outgrows hotel rooms.

Posting paperwork

Posting rules that touch the accommodation

If your workers are posted from Bosnia, Serbia, Poland or another country, some posting rules mention their accommodation. This is a short guide, not legal advice. Rules change, so check the current version with the authority or your adviser.

EU rule on accommodation

Since the revised Posting of Workers Directive (EU) 2018/957, host-country rules on "the conditions of workers' accommodation where provided by the employer to workers away from their regular place of work" apply to posted workers. EU countries had to apply it from 30 July 2020. Our guide to accommodation standards for posted workers covers what that means country by country.

France: SIPSI

The French posting declaration (SIPSI) asks, where it applies, for "l'adresse du ou des lieux d'hébergement collectif successifs des salariés": the address of each collective accommodation the workers use. Article R1263-3 of the French Labour Code, version in force since 30 March 2023.

Belgium, Italy, Denmark

The official field lists for the Belgian Limosa declaration, the Italian posting notification (Ministerial Decree 170 of 6 August 2021) and the Danish RUT register ask for the place of work, not the accommodation address. Checked on 24 October 2026.

Every booking comes with a confirmation per property, with the address and the names of the people staying, so you have the address ready for any declaration that asks for it.

For finance

Invoicing for companies inside and outside the EU

One company invoice

Bonjour Residences Ltd invoices your company directly, whether it is registered in Bosnia and Herzegovina, Serbia, Croatia or anywhere in the EU. One consolidated invoice covers every property and every country on the job.

VAT follows the property

Under the EU VAT Directive, accommodation is taxed in the country where the property is, not where your company is registered. A company in Bosnia and a company in Germany see the same VAT on a German booking. The quote shows the VAT for each country.

30-day terms, no deposits per worker

Corporate contracts run on 30-day terms. Workers don't pay deposits or show their own cards, and nobody signs a lease.

Questions

Frequently asked

Can you house 50 workers at 2 per bedroom for 12 months?

Yes, that is a typical brief. 50 workers at 2 per bedroom means 25 bedrooms, usually spread over several houses and apartments within a drive time to site that you set. We agree extensions before the first night.

Do you invoice a company outside the EU?

Yes. Bonjour Residences Ltd invoices companies in Bosnia and Herzegovina, Serbia and other non-EU countries in the same way as EU companies: one company invoice, on 30-day terms for corporate contracts.

Can the same contract follow our crew from France to Belgium to Italy?

Yes. We agree one frame agreement with your company. Each new site is a new booking under it, with the same contact and the same invoice format.

What if the headcount drops halfway through?

Tell us as soon as you know. We release houses in the order you choose. Notice periods depend on each owner's terms, and we show them in the quote before you book.

Do workers need their own deposits or cards?

No. The booking is between your company and us. Workers don't pay deposits, don't show cards and don't sign leases.

Do you own the houses?

No. Bonjour Residences is an agency. We source furnished houses and apartments from a vetted partner network, including local owners who don't list online, and we stand behind the booking, the invoice and the support.

Can you find parking for vans and trailers?

Yes, it is part of the brief. We check parking for every van and trailer before we send you an option.
