The Innovation Park Artificial Intelligence, IPAI, is being built on about 30 hectares in the Steinäcker area of north Heilbronn, Baden-Württemberg, backed by the Dieter Schwarz Stiftung and the state. The first phase has more than 35,000 m² of floor space across three main buildings, plus a mobility hub with 900 parking spaces, a communication centre with a 65 m tower and an underground logistics tunnel. About 5,000 people are due to work on the campus once it is open.
Ground was broken in October 2025. By June 2026 the foundation slabs were finished and the buildings were going up on schedule, and the Staatsanzeiger called it the largest construction site in Baden-Württemberg after Stuttgart 21. The first buildings are due by the end of 2027 or early 2028 and phase 1 by 2030. In August and September 2026 SWR and the Heilbronner Stimme reported pressure on housing, including furnished flats for site managers, so crews base in Heilbronn, Neckarsulm, Bad Friedrichshall and Weinsberg.
